About The Project

The project involved demolishing a dry cleaner, abating the brownfield site, and constructing a new six-story building. One of the site challenges included dealing with groundwater and an existing brick-lined sewer that had to be bridged. Before entering a GMP (Guaranteed Maximum Price) agreement, Landmark provide preconstruction and Value Engineering Services. The site work phase was particularly challenging as it included the use of dewatering wells, rafts for equipment, and a micropile drilled foundation system. The remainder of the building was stick-built with brick and panel exterior. Upon completion of the building, Landmark provided commissioning services.

Landmark, as part of the overall contract, was required to make alterations to an adjacent occupied structure. The structure contained both residential and commercial space. The scope in the residential portion included accessing a roof structure from the interior of a unit to reinforce roof beams, repairing drywall, and repainting the unit. The scope of the commercial portion included altering and repairing mechanical venting so it was compliant with the mechanical code.
